Seraina Invest has joined the Zwei Wealth platform as a specialist for real estate investments. Through the Seraina Investment Foundation, it offers investment strategies geared towards pension funds in its own investment groups. It has comprehensive in-house expertise from acquisition, development and asset management through to realization.

Swiss Development Residential focuses on the Core+ to Value Add segments and invests in a broadly diversified and staggered portfolio of innovative residential project developments in Switzerland with over €1.7 billion AuM as at the end of March 2026. The strategy aims to achieve an annual investment return of 5.5%. Since the first investment in 2017, the return target has been exceeded and stands at 5.76% as at the end of March 2026. This strategy also outperforms its passive benchmark (KGAST Index Residential).

Portfolio composition

The investment group is open for subscription at all times and is accumulating. The portfolio currently consists of over 46 individual projects at various locations in Switzerland. The projects are spread over the implementation period to ensure broad risk diversification. The focus is on the development of modern and sustainable living space, whether as investment properties or in the form of condominiums. In this way, investors participate equally in the development of rental and condominium prices.

Company description

Launched in 2016, the Seraina Investment Foundation is an investment foundation under Swiss law and is managed as a tax-exempt pension fund. It is aimed exclusively at Swiss pension funds, is managed by FINMA-authorized Seraina Invest AG and is subject to the Occupational Pension Supervisory Commission. The provider concentrates on real estate project developments as well as modern existing properties in Switzerland with a focus on the residential asset class.

A team of over 35 employees ensures the successful implementation of the strategy of creating sustainable and modern living space in Switzerland.
The combination of a high level of in-house expertise with a broad external partner network in development and realization ensures successful implementation. A separate in-house team is responsible for the marketing of condominium units and rounds off the company's expertise in the B2C business.
